Season’s Greeting from your HOA Board of Directors!
As we close out 2023, we wanted to provide an update in several areas.
This year, we conducted the first ‘Bainbridge Community Survey’ in September as a tool to get a pulse for our members and priorities. We anticipate a survey being an annual tool for your Board to be responsive to our residents that may otherwise not participate in the Annual Meeting or other events.
A few highlights from the survey respondents are below. There were about 22% of residents that responded.
- 98% consider Bainbridge a safe place to live;
- 84% are concerned about traffic issues within Bainbridge (speed, recklessness and too many cars);
- 42% are concerned about pool ‘incidents’ that cause pool closures;
- 31% are concerned about general RV parking in driveways or streets;
- 80% believe HOA annual dues are ‘about right’ or a ‘great value;’ and
- 65% are satisfied with our landscaping vendor.
While the primary purpose of this initial survey was to establish a ‘base line’ to compare going forward, it certainly provides a good sense of direction and priorities. Our survey certainly helped inform the Board as we created our 2024 budget.
A big focus for 2024 will be partnering with ACHD to find solutions to the traffic concerns. We’re also wrapping up the second phase of our vendor reviews and long-term planning.
As we shared last November with you, the short-term financial health for our community is solid, but we telegraphed a likely increase in annual dues for 2024. As anticipated, our annual dues will increase to $720. That represents a little over an 8% increase from last year and is in line with our discussion at the Annual Meeting last June. Our commitment to you was smaller, incremental increases in dues for members across 2023 and 2024, and we are hopeful that this increase will be sufficient as national and local inflation cools. We’ve also continued to break out the annual dues into two payments (payable in January and July) for members who’d prefer that plan.
Why the second increase? Over the next 5 years, our original pool, landscaping and wood fencing will start to hit key ‘life expectancy’ points, and our current dues and cash reserves won’t cover those anticipated costs at the current dues level. Bainbridge will start to transition from a new development into an established community, and our common expenses will become less predictable. A solid preventative maintenance schedule will help mitigate the unpredictability of some, but not all, expenses ahead.
Your elected Board remains committed to smart and responsible stewardship of our common properties, priorities, and finances.

New Website Access Portal
Brighton Corporation is constantly looking for new ways to improve the services provided to our communities. We are committed to providing our residents a superior level of service. With this in mind, we are excited to announce our new website access portal and mobile app. By going to https://brightoncorp.cincwebaxis.com/, you’ll be able to create a login and start viewing your account balance, make payments, and sign up for e-statements. The 2024 January assessments (dues) will be going out in the next week or so. Watch for additional information as we continue to roll out this new feature and services.
Snow Removal
Do not push snow into the streets and keep the drains clear. The Association will clear snow at 2″ around the mailbox structures for the postal carrier deliveries.

With all the donations and people who helped, Bainbridge was able to feed 62 Families in need for Thanksgiving. This is incredible, and we greatly appreciate Shawna Green for organizing and spearheading this event!
